Floor area & verification

Floor area measured. Benchmarks verified.

Gross floor area is the denominator in every EUI, every ENERGY STAR score, and every BEPS target. We measure it from the source, reconcile it against Portfolio Manager, and verify the benchmark when your jurisdiction asks for it.

Gross floor area

How we measure floor area.

Every determination states which basis it used and how confident we are in it, so you know exactly what you're filing.

01

Stamped drawings.

When a construction set exists, the architect's area tables are the answer. We read every sheet, including the code and occupancy sheets, where garage and amenity areas often sit.

02

Public records.

Assessor gross area and city parcel data, and NYC's MapPLUTO where it applies. Agencies already trust these numbers.

03

LiDAR checks the math.

USGS 3DEP elevation data and our own robotic scans validate footprints and floor counts, and fill in where no drawings exist.

04

Reconciled to Portfolio Manager.

We compare every figure against your ENERGY STAR Portfolio Manager record and classify parking by ENERGY STAR's own definitions. Differences come back as findings with the line items behind them, and you decide what changes.

What the documents turn up

What the records turned up.

15,552 sf of garage, hiding in the code sheets

At a 384-unit Maryland community, the stamped set showed 430,512 sf with the garage included, and the Portfolio Manager entry said no garage breakout existed. It was on the occupancy sheets: 15,552 sf of tuck-under garage. Determination: 414,960 sf.

One building, counted twice

At a New Jersey multifamily property, the multifamily use was entered twice in Portfolio Manager, so the record showed 332,864 sf against about 175,000 sf once de-duplicated. That cut its reported EUI roughly in half.

Three towers, matched to the square foot

For three Boston towers, each Portfolio Manager record matched the City's assessed gross area to the square foot. We confirmed the basis floor by floor and modeled it in BuiltLedger.

Benchmarking verification

Verified by a licensed engineer, filed clean.

When your jurisdiction requires verified data, a licensed Professional Engineer on our team reviews the meters, the floor area, and the property use details, then signs the ENERGY STAR Data Verification Checklist.

Washington DC (DOEE) · Maryland statewide BEPS (MDE) · Montgomery County (DEP)

  • Every meter and its bills checked against the reporting year
  • Floor area and use details checked against the documents
  • Occupancy, operating hours, and property use details confirmed
  • Duplicate records and sharing problems found before you submit
  • ENERGY STAR certification when the score qualifies
Where it lands

Everything lands in the building's record.

Every determination and checklist goes into the building's BuiltLedger record with the figure, the basis, and the source documents. Next year's filing starts from verified data. GFA and verification work are quoted per engagement.
